Fall feeling |
| October in Florida brings a subtle shift. The days begin to feel a little more comfortable, the humidity eases, and after a long summer, we start spending more time enjoying the spaces we call home.
It’s also the time of year when your home gets put to the test. Is the kitchen ready for holiday entertaining? Does the living room have room for friends and family? Is your outdoor space ready for long dinners, weekend gatherings, and enjoying the season?
Your home should feel like the perfect place to settle in, entertain, and enjoy everything this time of year has to offer. If your current space isn’t quite there, let’s change that.
Reply to this email or send me a text today, and let’s talk about what your ideal Florida home looks like this season. |

| September brought familiar signs of the fall market across both St. Johns and Duval counties. Inventory and days on market edged up, while pending sales and closed transactions declined. Combined with the recent rise in interest rates, these trends suggest we may see a more measured pace of activity as we move toward the end of the year.
We typically see a seasonal uptick in activity before the year comes to a close, but it remains to be seen how this year's market will respond to higher borrowing costs.
For buyers, it's worth remembering that while a mortgage rate can potentially be improved through refinancing if rates decline in the future, today's affordability is what matters most. Focus on finding a home that fits your needs, your long-term plans, and your budget as it stands today.
For sellers, there is no need to wait for a perfect market that may never arrive. Pricing strategically and understanding current buyer expectations can make all the difference.
We'd all love a crystal ball to tell us what the market will do next. In reality, the advantage comes from understanding the conditions in front of us and making informed decisions within them. The market will continue to shift, but with the right strategy, there are opportunities in every season. |
