Neptune Beach This Fall: Town Center's Familiar Calendar and the Changes Further Up Atlantic Boulevard

The calendar at the ocean end of Atlantic Boulevard is set through December. There is an Art Walk on the third Thursday of every month, a Trunk-or-Treat the Wednesday before Halloween, a Saturday home tour in November and a tree lighting in early December. Most of the boulevard's real changes in 2026 are further inland. They start at a Publix-anchored shopping center with a bagel counter that opens at 6:30 a.m., and they continue to a former retail building that a local brewing family bought without saying what it will become.

Each stretch runs on its own hours, and that is the clearest way to see what's new in Neptune Beach this fall. Town Center fills up in the evenings on dates you can plan around. The 600 block has been building a morning. Two addresses in between are still open questions.

The Town Center Calendar, October Through December

The schedule below comes from the Beaches Town Center event calendar as of mid-October 2026.

  1. Thursday, Oct. 15: North Beaches Art Walk. The walk is free and runs from 5 to 9 p.m. in Beaches Town Center, where Atlantic Boulevard meets the ocean. More than 55 artists take part, along with live performers, and the Adele Grage Cultural Center shows a different featured artist each month. The North Beaches Art Walk Association, a nonprofit based in Atlantic Beach, has organized the event since October 2007, so this month's walk marks 19 years.
  2. Wednesday, Oct. 28: BTC Fall Festival and Trunk-or-Treat. This is a free event from 5 to 7 p.m. in the Seahorse Oceanfront Hotel parking lot, near 1st Street and Atlantic Boulevard.
  3. Saturday, Nov. 7: 9th Annual Beaches Tour of Homes. The tour is self-guided through homes in Atlantic Beach and Neptune Beach, with hop-on, hop-off shuttles, from 9 a.m. to 4 p.m. It raises money for the Beaches Town Center Agency's community initiatives. Tickets on 904tix start at $55.05 with fees included.
  4. Thursday, Nov. 19: North Beaches Art Walk. Same hours, 5 to 9 p.m.
  5. Saturday, Dec. 5: Holiday Celebration and Lighting of the Christmas Tree. This free event is held where Atlantic Beach and Neptune Beach meet the beach. Crafts, community performers and Santa start at 3 p.m. Organizers have not yet posted the time of the lighting itself.
  6. Thursday, Dec. 17: North Beaches Art Walk. This is the last third-Thursday walk of the year.

The fall season started two weeks ago. The first Beaches Restaurant Week + Shop Local Edit ran from Sept. 28 to Oct. 6, and organizers have already set Sept. 9 to 21, 2027 for the next one. That makes it the newest fixed date on the Town Center calendar, already booked almost a year out.

Where the Boulevard's Mornings Are Changing

Head west from the ocean to the 600 block and the hours shift. The Seminole Shoppes is a Regency Centers property at 630 Atlantic Blvd. anchored by Publix. In December 2025, the Jax Daily Record reported that two food leases had been signed for its storefronts facing the boulevard. Jeff's Bagel Run would take the former GNC space, and Tropical Smoothie Cafe would replace 3Natives next door. The two units, 628-3 and 628-4, share a building with European Wax Center and Chipotle.

Jeff's Bagel Run opened first. According to the Jax Daily Record's March report, it held soft openings on March 4 and 5 and a grand opening on March 6 at 628 Atlantic Blvd., Suite 4. It was the chain's first store in Northeast Florida, its 17th in Florida and its 31st nationwide. Its posted hours are 6:30 a.m. to 2 p.m. daily. Bagels and coffee are the whole business, and the shop closes by early afternoon. Its busiest hours are long over by the time Art Walk artists set up.

Tropical Smoothie Cafe is now open next door. Its location page lists 628 Atlantic Blvd. and shows a 7 a.m. opening. No report has given an exact opening day. Regency Centers had expected both stores to open in spring 2026.

Before this year, those two storefronts held a supplement shop and a smoothie bar. Now the same strip has a bagel counter opening at 6:30 and a smoothie cafe opening at 7, a few doors from the grocery store. The plaza now has a breakfast stop, and both stores open before most of Town Center.

Two Addresses Still Waiting on Their Next Chapter

Further along the boulevard, two other addresses changed this year, and neither has a confirmed replacement yet.

The Popeyes at 524 Atlantic Blvd. closed on June 26, 2026, according to the Florida Times-Union's 2026 closings roundup. As of mid-October, no report has said what will open there.

The building at 1501 Atlantic Blvd. comes with more of a story. WhatNow Jacksonville reported in September that Eric and Vanessa Luman, who own Reve Brewing, are opening a new concept in the former Night Moves Supply space. A filing with the Florida Department of Business and Professional Regulation names it Lowkey. The couple bought the building in November 2025, which led to speculation that Reve was relocating. Luman shut that down at the time. "We bought the building with no plans of moving Reve. A concept and a timeline is still a long way out," he told the Jacksonville Business Journal, as WhatNow recounted.

So far there is a name, an address and a deed, but no menu and no opening date. The owners' track record gives some idea of the pace. The Lumans opened Reve Brewing in 2018, turned it into a full-service brewpub with Bones Pizza in 2021, and opened Mayport Garden Club, a tiki-inspired cocktail spot, in 2024. That's a new concept roughly every three years, from owners who live and work at the Beaches, now in a building they own rather than lease.

Here is where each address stands as of Oct. 12, 2026:

Address What's there now Status
628 Atlantic Blvd., Suite 4 Jeff's Bagel Run Open since March 6, 2026; 6:30 a.m. to 2 p.m. daily
628 Atlantic Blvd., Unit 3 Tropical Smoothie Cafe Open; location page lists a 7 a.m. start
524 Atlantic Blvd. Former Popeyes Closed June 26, 2026; no replacement reported
1501 Atlantic Blvd. Former Night Moves Supply Bought by Reve Brewing's owners; Lowkey named, no timeline

A Sand Court on Florida Boulevard

One more change is on its way, a few blocks off the boulevard. The City of Neptune Beach has opened bidding for a new sand volleyball court at Jarboe Park, 510 Florida Blvd. The solicitation was issued Sept. 25. Questions are due Oct. 14 at 5 p.m., bids are due and will be opened Oct. 28 at 1 p.m., and a notice of intended decision is expected around Nov. 5. Bids close the same day as the Town Center Trunk-or-Treat, although the two are unrelated. The bid document lists Nov. 2 as the anticipated contract start, or Notice to Proceed, date, and it notes that all of its dates are estimates. It does not give a date for work to begin at the park.

The Art Walk has been held on third Thursdays since 2007, and the tree lighting returns each December. The newer additions to Neptune Beach's week are smaller and earlier in the day: a 6:30 a.m. bagel counter next to the Publix, a smoothie cafe opening at 7, a building at 1501 Atlantic Blvd. waiting on its concept, and a volleyball court still out to bid on Florida Boulevard.

When new owners buy a building on Atlantic Boulevard or a storefront opens at a different hour, it changes how that block gets used, and that affects how buyers see the homes nearby. If you're thinking about a home near Town Center or along the boulevard and want to know how this year's changes might show up in your sale or search, Willie Lane Group can walk the blocks with you and explain what we're seeing.
