| | | | Inventory still seems to be an issue. Even though Duval County saw an increase MoM in New Listings and Active Inventory, the county is down to 2.0 months supply. Near historic lows! Sale prices in Duval County continue to creep up at a similar rate as St. Johns County. In spite of mortgage rates nearing 7% we still see increasing prices in our markets. Why? Inventory! The supply of homes is too low for demand. We know Cash is king but Cash purchases over the last month made up over 30% of purchases in Florida! Maybe some feel it’s best to purchase in cash and refinance when rates fall? Might we see the FED pause rate hikes this round? |
| | | | | | This week’s decrease continues a recent sideways trend in mortgage rates, which is a welcome departure from the record increases of last year. While inflation remains elevated, its rate of growth has moderated and is expected to decelerate over the remainder of 2023.
