1/3 of Single-Family Homes For Sale are Newly Built. Here's what Buyers Need to Know:

“It doesn’t mean necessarily that new construction has ramped up,” said Robert Dietz, chief economist of the National Association of Home Builders. Homebuilders are still constructing about 1 million single-family homes a year, he said.
“What’s happened is that the level of resale inventory has shrunk,” Dietz said.

June market stats are showing similar trend to May.. mostly flat home prices, pending and closed sales down, Active Inventory DOUBLE this time last year and Average Days on Market continuing to rise. Hello balanced market. Dare we say a Buyers market? As always, there are opportunities for both buyers and sellers.

The 30-year fixed-rate mortgage fell to its lowest level since mid-March, dropping 12 basis points from last week. Mortgage rates are headed in the right direction and the economy remains resilient, two positive incremental signs for the housing market. However, homebuyers have yet to respond to lower rates, as purchase application demand is still roughly 5 percent below Spring, when rates were approximately the same. This is not uncommon: sometimes as rates decline, demand weakens, and the apparent paradox is driven by buyers making sure rates don’t decline further before they decide to purchase.

The Lanes went on our annual Maine trip. Lane Maine trip!
The kids absolutely love it. I think mostly because they get mom and dad to themselves without camps, nannies, sitters, etc for a full week. And a reason why we love it it, too.
So much fun bug hunting, walking/hiking, lobster eating, counting boats and buoys in the harbor, skipping rocks, board games and lounging around.
