October market stats are in and showing continued recent trends. Somewhat surpirsed to see a slight month over month increase in Median Sales Price considering that Pending Sales are down over 20% and yet again Closed Sales down 1.4% all while Active Inventory & New Listings continue to rise by 15-16% since Septemeber 2024 for Single Family Homes in Duval County. There has been a dip for Duval Beaches in Sales Price and a dip in New Listings while Closed Sales increased. Hard to make sense of the stats when we typically see prices decrease as new listings/inventory increase and vice versa. Rates are in the mid-to upper 6's for 30-year conventional fixed rate mortage and as inflation has held steady - the Fed likely not making future rate cuts as initially expected or hoped. We have seen and felt more activity among buyers in the market place within the last few weeks and projecting a busy winter and a strong 2025. Stay tuned for next month's updates!

The Lane's have been busy and oh so tired! We've been working a lot as usual and every weekend is filled with either work (for Dad) or commitments for the kids whether it's birthday parties, sports, scheduled play dates, etc.
We attended a VERY special birthday party this past weekend. My handsome nephew Archie turned 1-years old! My brother Charlie and Taylor along with family and friends had a blast celebrating.
Ethan is crawling everywhere and doesn't seem far off from walking - maybe by the time he is 1!
Wesley finished his flag football season which he LOVED. Wes improved dramatically in football from the start of the season to end - playing great defense pulling flags and has some nice runs on offense. He can't wait for the new season to start. We will be awaiting the basketball season to start shortly.
Elliott got some new boots which she loves to show off. She loves to show off really anything she is wearing. She was Princess Elsa for Halloween. Very fitting. Wesley was a Pokemon and Ethan was the Hulk because he is HUGE LOL.
We celebrated my Dad's birthday on Novemeber 11th. He also served as a Lieutenant in the Navy. Happy Verteran's Day, too. He turned 29 years old.
As for the Jags - Sad sad sad. We will enjoy the rest of the Jaguars home games with zero expectations of winning again this season. On to the next.
