September market stats are showing a leveling of prices for Single Family Homes in Duval County. The Duval Beaches experienced a 20% increase in Median Sales price Since August 2024. Overall, we have a very balanced market - really a Buyers market where Buyers are negotaiting their terms for many of the transactions. Pricing is everything in this market when listing a home for sale. An election year, volitale mortgage rates & economy are slowing the real estate market slightly through this Fall. The Beaches is experiencing a bit more activity than many other parts of Duval County.

The 30-year fixed-rate mortgage increased for the third consecutive week, moving closer to 6.5%. In general, higher rates reflect the strength in the economy that is supportive of the housing market. But notably, as compared to a year ago, rates are more than one percentage point lower and potential homebuyers can stand to benefit, especially by shopping around for the best quote as rates can vary widely between mortgage lenders.

The Lane's have been busy as usual with just the usual - kids in the school, committments and us working away..
The BIG news - Marion is back at work at PWC after 6 months blissful months of maternity leave.
Ethan has grown 2 little sharp teeth and is starting to enjoy some solid food. Crawling around and smiling at everyone.
Wesley and Ellie seem to never have school (Hurricane days and Fall break) so we continue to anxiously enjoy time away from work while they are out of school. Wesley is loving flag football - Ellie continues to love dance class.
We have been a bit caught up with the recent storms and goings on of life that it seems we've been status quo without much of an update - which, sometimes, is quite nice.
