Real estate statistics from January 2024 are in and are confirming what many of us in the industry have been feeling, that Buyers are telling Sellers their home is overpriced! Median sales price has dropped over 2% from December 2023 and closed sales for Duval are down 22% and over 30% for all counties in our MLS. This is helped in part by the increasing inventory – New listings up almost 50%, Active inventory on the market up nearly 25% from December and now sitting at 4.6 Months Supply indicating a nearly balanced market. Great time for Buyers to negotiate the right price and any needed credits or repairs with Sellers. And for you Sellers, this is not to say this is a bad time to Sell - There is demand in the market! Working with the right Realtor to price correctly is critical in selling your home for the highest amount. |

Mortgage rates remain stagnant, hovering in the mid-six percent range over the past several weeks. The economy and labor market remain strong with wage growth outpacing inflation, which is keeping consumer spending robust. Meanwhile, affordability in the housing market is an ongoing issue due to continued high home prices, elevated mortgage rates and low supply of homes on the market, particularly for first-time and low-income homebuyers. Rates have dropped under 6% for 15yr FRM. Make sure you speak with your local real estate agent and mortgage lender now! |

My son Wesley turned 5 years old on February 7th and I'm trying to understand how time goes by so quickly. We celebrated his birthday at Dave & Busters at his request, of course. I'm so proud of my oldest son. He's so smart and clever, funny, the sweetest and most caring. When asked what he wants to be when he grows up he says he wants to be a Daddy and to sell houses.
