The average sales price remained steady from November to December, with just a slight uptick. December saw an increase in the number of closed units, which is typical for this time of year. Many buyers make a final push to close before year-end, whether to settle into a new home for the holidays or take advantage of homestead benefits before the calendar resets.
We also saw days on market tick slightly downward— an indicators of increased buyer activity. As we move into the new year and approach the spring season, we expect this momentum to continue, especially with interest rates improving.
Overall, the market is shaping up to be active and favorable for both buyers and sellers. With rates trending downward and home prices—at least for now—remaining steady, early 2026 is positioning itself as a promising window of opportunity.

Mortgage Rates Stable, Purchase Demand Rising

In the first full week of the new year, mortgage rates remained within a narrow range, hovering close to the 6% mark. The combination of solid economic growth and lower rates has led to improving momentum in for-sale residential demand, with purchase applications up over 20% from a year ago.

The 30-year fixed-rate mortgage averaged 6.16% as of January 8, 2026, up slightly from last week when it averaged 6.15%. A year ago at this time, the 30-year FRM averaged 6.93%.

Merry Christmas and Happy New Year!
Once school let out for Christmas break we headed to Sea Island for a weekend to celebrate my in-law's 50th Anniversary! Simply incredible!
We had such a fun family trip in Georgia. The boys got to shoot air rifles for the first time, Marion and I competed in skeet shooting (it was close, she may have hit just a few more than I did), ate some good food, putt-putt, and some much more packed into just a several day road trip to Sea Island. Everyone had a blast.
Santa visited the Lane house this year and the kids were freakin stoked! Ellie got her barbie jeep, Santa brought Wesley a Nintendo64 AND a new bike and Ethan got his own iPad so he would stop bumming off his siblings (yes he's a little young but hey sometimes it's easy to shove an iPad in his face while we get things done around the house).
New Years Eve was lowkey for us as a family - just us hanging at the house with steaks and potatoes, a solid fire in the fireplace with football on, sparklers and popits for the kids. All in bed by 11pm. Love it!
We took our last selfie at the Jags stadium over the weekend. What a tough way to lose that game - mistakes on all sides of the ball. Such an awesome season, though. Never thought we would have been so good so I'm thankful for the wins this year. Gives us all hope for sustained success for the foreseeable future. GO JAGS!
Since the day after Christmas my phone hasn't stopped ringing. I've worked every day since with very little time off but it's what I hoped and prayed for so I can't be happier.
