This month, I’m all about finding ways to fall back in love with where you live. I’ve been keeping a close eye on the 2026 market pulse, and there is so much to be excited about this year.

The spring real estate market has officially arrived—and it’s heating up faster than the weather! We saw a dip in early January in closings and pending sales; however, the long-anticipated shift is now here and there are clear signs of renewed momentum across the market.
Homes that once lingered are receiving multiple offers, and days on market are beginning to shorten. Competition is increasing compared to last year, driven in large part by easing interest rates that are helping restore buyers’ purchasing power.
While we are currently in a moderate buyer’s market, conditions are evolving quickly. With more inventory expected and many buyers reentering the market, this balance could shift in the coming months.

Mortgage Rates Continue to Show Stability, Hovering Near 6%.

For the last several weeks, the 30-year fixed-rate mortgage has remained at its lowest level in years. The combination of improving affordability and availability of homes to purchase is a positive sign for buyers and sellers heading into the spring home sales season.

The 30-year fixed-rate mortgage averaged 6.11% as of February 5, 2026, up slightly from last week when it averaged 6.10%. A year ago at this time, the 30-year FRM averaged 6.89%.

The 15-year fixed-rate mortgage averaged 5.50%, up slightly from last week when it averaged 5.49%. A year ago at this time, the 15-year FRM averaged 6.05%.

Time has flown by since our last Lane Life update! We are back in routines of work and busy kiddo schedule.
HAPPY 7TH BIRTHDAY to Wesley! We celebrated another birthday at Beach Bowl with his best buds and had a blast. Wesley is in the last few weeks of Basketball season and has been playing so well. He's been aggressive on defense with, what seems like, a team leading amount of rebounds. He also had a school project on display - smart boy but has his Daddy's drawing skills LOL. We are so extremely proud of our 7 year old.
Elliott and I had so much fun at the recent Daddy-Daughter Dance at school. The "dance" was more of her running in circles with her friends for an hour in the school gym but it fills my heart to spend that kind of special time with her.
Ethan is so great at communicating despite only speaking a few words and how well he understands all that we are saying and asking. He is so easy and chill and we thank our lucky stars for that!
Marion is swinging into busy season and please pray that all of her corporate tax clients deliver their documents in a timely and orderly manner.
