This March weather has been fantastic! Temperatures are heating up and so is our local real estate market. February stats show increases in the right categories. Median Sales prices for Single Family Homes in Duval County are up 8.1% from January 2024 and over 15% in Duval County beaches. Buyer demand seems stronger as we move into Spring with Closed Sales up almost 23% indicating Buyers are not canceling contracts during negotiations and with Median Days on market decreasing 26.7% to 33 Days and down to 5 Days at the Beaches shows Buyers are making quick offers on new listings. New and Active Inventory are up at the Beaches and as a whole in Duval County 25% - 35% with a fairly balanced Buyer and Seller market at 3.8 Months Supply of Inventory. Buyers have the luxury of negotiating with Sellers a little more on price and repairs while Sellers are still receiving great prices for their properties. There are opportunities in the marketplace and working with the right Realtor, whether buying or selling, is extremely important. Placing your trust with the right Buying Agent will ensure you are properly represented with your best interest at the center of the transaction. |

The 30-year fixed-rate mortgage decreased again this week, with declines totaling almost a quarter of a percent in two weeks’ time. Despite the recent dip, mortgage rates remain high as the market contends with the pressure of sticky inflation. In this environment, there is a good possibility that rates will stay higher for a longer period of time. |
