Market Stat Analysis

 

We’re seeing a surge of activity this spring, with encouraging trends for both buyers and sellers. We’re seeing an increase in new listings and closed sales, while days on market are trending down—always a strong sign of buyer demand.

 

Home values are holding steady with a slight uptick in average price, and more properties are going under contract compared to February. Another notable shift: the list-to-sale price ratio is on the rise, meaning sellers are securing closer to—and in some cases above—their asking price.

 

All signs point to a competitive, fast-moving market with plenty of opportunity on both sides. Whether you’re buying, selling, or simply keeping an eye on things, now is a great time to make a move or start a conversation.

Mortgage Update

Mortgage Rates Inch Down

Mortgage rates ticked down this week, averaging 6.37%. The decrease in rates represents a positive development for prospective homebuyers and could spark a more favorable spring homebuying season than last year.

 

  • The 30-year fixed-rate mortgage averaged 6.37% as of April 9, 2026, down from last week when it averaged 6.46%. A year ago at this time, the 30-year FRM averaged 6.62%.

     

  • The 15-year fixed-rate mortgage averaged 5.74%, down from last week when it averaged 5.77%. A year ago at this time, the 15-year FRM averaged 5.82%.

Participants will have two hours to complete their sand sculpture. The theme for this year's contest is vacation.

We are late on the monthly newsletter and we thought better late than never..

 

We took our first Disney trip as a family! The kids had so much fun. All three kids were so good with minimal tears or issues which allowed Mom and Dad to have so much fun, as well. Seeing Elliott light up meeting the characters brought me so much joy - she thinks the characters are actually them LOL.

 

So much has happened over the last 5-6 weeks. We watched the rocket launch, started swim lessons for little Ethan, beach and pool days, we've used the boat as a family plus Dad got to go fishing for Cobia this year with a buddy, and so much more.

 

Wesley caught his first fish! Meaning, he did all of the work start to finish with casting his line out, setting the hook and boating the nice sized trout all on his own. He was so excited and can't wait to go fishing with Dad again sometime.
