December 2023 showed some positive signs moving into this New Year. New and Active inventory were down slightly but we anticipate January 2024 stats to show an increase heading into the Spring. Prices stayed steady and we are experiencing a lot of activity in the market place with buyer demand picking up. For many Realtors, the Fall and Winter months were fairly lean as sales slowed at a significant pace. Though, we feel a tremendous amount of optimism for 2024 as rates are projected to remain in the mid 6's or potentially decrease which will bring buyers flooding in. If you are hoping to buy it will be wise to purchase now before competition and prices increase. If you are hoping to sell, now is a great time to prep your home to list! |

Between late October and mid-December, the 30-year fixed-rate mortgage plummeted more than a percentage point. However, since then rates have moved sideways as the market digests incoming economic data. Given the expectation of rate cuts this year from the Federal Reserve, as well as receding inflationary pressures, mortgage rates will likely continue to drift downward as the year unfolds. While lower mortgage rates are welcome news, potential homebuyers are still dealing with the dual challenges of low inventory and high home prices that continue to rise. Rates have dropped under 6% for 15yr FRM. Make sure you speak with your local real estate agent and mortgage lender now! |

2024 Holds So Many Milestones The Holidays for the Lane's was busy but so much fun! Santa visited and the kids loved opening Santa's gifts but the highlights came from their grandparents who enjoyed spoiling them this year! We took a family trip to Tampa to stay with great friends of ours who have a son Wesley's age and a daughter Ellie's age. They get along so well. We visited the Aquarium in Tampa and it was a hit! A much needed family getaway. Back to school, back to work, and feeling rejuvenated. Last two months before we officially become a family of 5. |
