North East Florida real estate market is healthy and full of opportunities. Even though Months Supply of Inventory for Duval County is just under 3 months it feels more balanced than than this metric indicates. Buyers are negotiating with Sellers on price and repair concessions. New Listings has increased over 10% from February providing more options for buyers to choose from which has caused the Median Sales Price to decrease just slightly by 0.9%. The local market feels more balanced than it has in years. Sellers are still seeing multiple offers for the homes that are priced competitively, particularly those that are new or recently updated, renovated and/or staged already painting the vision and picture for the Buyer. Closed Sales are up nearly 25% Month over Month letting us know Tis’ the (Spring) Season! There are off-market opportunities and opportunities on-market that your trusted Buyer’s agent can help you find and navigate for the best deals whether for your personal home or investment property. Make sure to lean on your Buyer’s agent as your ally and trusted resource in not only identifying the right property but navigating through many moving parts of the real estate transaction.

Mortgage rates have been drifting higher for most of the year due to sustained inflation and the reevaluation of the Federal Reserve’s monetary policy path. While newly released inflation data from March continues to show a trend of very little movement, the financial market’s reaction paints a far different economic picture. Since inflation decelerated from 9% to 3% between June 2022 and June 2023, the annual growth rate of inflation has remained effectively flat, ranging from 3.1% to 3.7% and averaging 3.3%. The March estimate of 3.5% annual growth is in the middle of that range. However, the market’s reaction was dramatically different, as illustrated by a significant drop in the Dow Jones Industrial Average post-announcement.
It’s clear that while the trend in inflation data has been close to flat for nearly a year, the narrative is much less clear and resembles the unrealized expectations of a recession from a year ago.

Milestones and Achievements

Ethan just turned one month old, Wesley's back into T-ball season, and Ellie's embracing her role as the princess of the house. Marion and I couldn't be prouder of our little ones! With three kids in the mix, we're finally settling into our groove around here! AKA - learning how to cope with little sleep LOL
Marion, though lacking on the aforementioned sleep, has been enjoying maternity leave being around the kids, checking off to-do's around the house and well crafted margaritas. Dad is enjoying this golf weather and awaiting the warmer, non-wetsuit surf weather!
