August gave us two slightly different stories across Duval and St. Johns counties.
In Duval, the market showed some signs of picking back up after the typical late-July and back-to-school dip. Average home prices held steady, days on market edged down, and we saw an increase in both new listings and pending sales. Those numbers suggest buyers and sellers are getting back into the market and, importantly, people are still transacting.
St. Johns County, on the other hand, continued to show some of the seasonal slowdown we typically see this time of year. Average prices came down modestly, while days on market climbed more noticeably. Pending sales and closed sales also declined in August, pointing to a quieter pace of activity than we saw earlier in the summer.
So while both counties are experiencing the normal seasonal shift, Duval appears to be showing signs of an earlier rebound, while St. Johns is still working its way through the slower stretch of the summer market.
For us at the Willie Lane Group, we're continuing to see activity across our business, with buyers actively searching and properties moving. The takeaway from August? The market isn't moving at one uniform pace—and understanding the nuances of your local market matters. |

The 30-year fixed-rate mortgage averaged 6.76% this week. Aspiring buyers should remember shopping around for the best mortgage rate and getting multiple quotes can potentially save them thousands.
The 30-year fixed-rate mortgage averaged 6.76% as of September 10, 2026, up from last week when it averaged 6.71%. A year ago at this time, the 30-year FRM averaged 6.35%.
The 15-year fixed-rate mortgage averaged 6.09%, up from last week when it averaged 6.04%. A year ago at this time, the 15-year FRM averaged 5.50%.
