| | | | Here's the skinny: Rates are down for a second consecutive week! Prices are holding steady and buyer demand remains. Read on for more on this here.. In Duval County for Single Family Residences we are inching our way towards a balanced market. Similar story as the past several months - even though we are inching closer towards a balanced market each month the inventory level still remains low. Currently 3.2 months supply of inventory - 26.5% increase month over month. Remember, a healthy and balanced market is roughly 5-6 months supply of inventory. Home prices have started to ease slightly as Median Sales Price dipped by 3.6% from September 2023. Average days on market has increased more than 15% to an average of 37 days. Local Buyer demand is still strong but with a few more options (increased inventory) buyers are gaining more leverage to negotiate (hence longer days on market and easing median sales prices). The increase in Pending Sales (904!!!) is an indication of the buyer demand. We need to remember there are opportunities in this market! Whether you are a buyer or seller, there are opportunities on both sides. As Buyers agents we are negotiating on every turn of the transaction now and as a Selling agent we need to nail it when it comes to pricing and marketing. Choose your agent wisely and find those opportunities! |

| | | | QUICK RAMBLING UPDATES ON THE 5 LANE'S Marion is slammed at work as usual and we are all doing our parts around the house to help when and where we can. And big thanks to our nannies and cleaners! HA! Good news is she is 22 weeks pregnant and totally healthy. Wesley is such a good young man, smart and sweet and is now playing soccer which he says is his favorite sport. Ellie, on the other hand, is our little sweet and sour piece of candy. We are in a stage of teething (molars are coming in) and terrible two's. Thankfully she is the cutest little thing! Has gone from calling mommy to "Momma." We don't know where that came from. I have also been very busy with work. Then some days are slow and have free time. Then slammed again. Maybe even disappearing for a weekend because of showings and contracts then to reappear with time for errands and family. Such is the life of a Realtor. And I love it! The 5th Lane is, yes, a boy. And no, we are not withholding his name. We are STRUGGLING with names LOL. We have hope we will find the perfect name in due time. We are loving the success of the Jaguars! And we've had the pleasure of bringing various friends to the games with us. Great times and go Jags! |
