April Market Stats

Market Stat Analysis

The spring market continued to gain momentum throughout April, with both Duval and St. Johns Counties seeing a decrease in average days on market — a sign that well-priced homes are still moving at a healthy pace.

Inventory also continued to rise, with more homes hitting the market ahead of the busy summer season. Increased supply is giving buyers more options and helping create a more balanced market overall.

Meanwhile, the average list-to-sale price ratio remained relatively steady month over month, showing that home values are continuing to hold despite changing market conditions. Closed sales also saw a slight increase in April. While some buyers and sellers are still navigating economic uncertainty, activity remains consistent as many choose to move forward with their real estate goals rather than wait on the sidelines.

As we head into summer, pricing strategy, presentation, and local market knowledge continue to play an important role in achieving strong results.


Mortgage Update

Mortgage Rates Average 6.37%

The 30 year fixed rate mortgage averaged 6.37% this week. Recent data points to slightly better conditions for buyers with a boost in new-home sales, median new-home prices being down to their lowest level since July 2021, and higher inventory than in recent years. Together, these trends could modestly ease affordability pressures through the spring homebuying season.

  • The 30-year fixed-rate mortgage averaged 6.37% as of May 7, 2026, up from last week when it averaged 6.30%. A year ago at this time, the 30-year FRM averaged 6.76%.

  • The 15-year fixed-rate mortgage averaged 5.72%, up from last week when it averaged 5.64%. A year ago at this time, the 15-year FRM averaged 5.89%.

HAPPY MOTHER'S DAY to my amazing wife Marion, to my momma Barney and to my mother in-law Cheryl!

Last week of the school year and there has been an event at the school almost every. day for the last 2 weeks. Geez. I will say there has been some adorable moments from these events. For example, we got to see one of Elliott's school assignments where she drew a cup of carrot soup and did her best with the spelling of "cearit." LOL

Wesley had his last game of flag football. They boys each earned awards with Wesley earning the Catch of the Year award!

Will someone please tell Ethan it's Okay for him to sleep on his own in his own bed? He is not listening to us. Thanks

Back to our warm weather weekend ritual - pool time.
