April Showers Bring May Flowers... It's been a beautiful sunny month of May with needed rain this week! Interest rates have also been raining on our real estate parade this month. The higher rates for conventional 30-year fixed rate mortgage has been in the lower 7% range which has put off Buyers. We continue to see properties that show well and priced correctly sell quickly but the interest rates are impacting sales as we can see from April's market stats of stagnate sales price and big declines in Pending and Closed Sales. This is causing more Active Inventory on the market. The pipeline of Buyers is STRONG indicating demand but it seems prices will have to give slightly for the market to realize the pent up demand.

After a five week climb, mortgage rates ticked down following a weaker than expected jobs report. An environment where rates continue to hover above seven percent impacts both sellers and buyers. Many potential sellers remain hesitant to list their home and part with lower mortgage rates from years prior, adversely impacting supply and keeping house prices elevated. These elevated house prices add to the overall affordability challenges that potential buyers face in this high-rate environment.

Another great month has passed so very quickly.
We had our first real beach day of the year as a family.
Celebrated Mother's Day - Marion was able to sleep in waking up to a yummy breakfast, flowers and happy kids. We spent the afternoon with my parents and a visit to Marion's parents. Full day but a great time with family!
Wesley's tee ball team The Little Bambinos made the playoffs. Here he is pictured on third base, standing next to his very best friend who plays for the opposing team, and Wesley got the run! Even though we lost it was an incredible way to finish the season!
We've been loving this weather! Perfect temperatures with a nice breeze for the past several weeks and we've done our best to take advantage of being outdoors with the kids.
