Market Stat Analysis

 

The market is beginning to show signs of steady momentum as we move into the spring season. February sales saw a notable increase compared to January, while days on market declined—both strong indicators of growing buyer activity. Inventory has also tightened, shifting conditions slightly back toward a seller’s market.

 

While the spring market has had a slower start than expected, interest rates remain relatively stable and are still lower than this time last year. We’re seeing an uptick in multiple-offer situations, and homes that previously sat idle are now going under contract.

 

If you’ve been waiting for the “right time,” this shift could be your window. As the market continues to warm and competition increases, timing and strategy will matter more than ever. Mortgage Updates

Mortgage Rates Inch Higher as Housing Activity Picks Up

The 30-year fixed-rate mortgage returned to last month’s level of 6.11%. Despite the modest uptick, buyers are responding to rates in this range, with existing-home sales increasing 1.7% in February. Purchase applications also increased this week, a welcome sign as buyers enter spring homebuying season with rates down more than half a percentage point compared to the same time last year.

 

  • The 30-year fixed-rate mortgage averaged 6.11% as of March 12, 2026, up from last week when it averaged 6.00%. A year ago at this time, the 30-year FRM averaged 6.65%.

     

  • The 15-year fixed-rate mortgage averaged 5.50%, up from last week when it averaged 5.43%. A year ago at this time, the 15-year FRM averaged 5.80%.

Wesley finished his basketball season and very proud of his hustle and aggressive play. Flag football starts now! Wesley had a good time on Spring Break with Ellie and seeing plenty of friends. The same for Elliott.

 

It's officially beach season and apparently the ocean isn't cold for children???

 

Wesley was the Prince in his school play Beauty and the Beast. He hates the stage (the spotlight) but he did SO well and so proud to see him speak his lines with confidence. He was happy to see us afterwards greeting us with a big hug. Elliott was a nurse for Helper's day at school (I think that's that it's called?). She sure is a cute little nurse.
