Market Stat Analysis
While both Duval and St. Johns Counties continue to show signs of a healthy summer market, May brought some interesting differences between the two areas.
In Duval County, the market gained momentum compared to April. Single-family home prices increased, inventory expanded, and homes spent fewer days on the market. The one area that softened was pending sales, which saw a slight decline. Overall, these trends suggest buyers remain active and sellers are benefiting from stronger market conditions.
Meanwhile, St. Johns County remained remarkably steady. Home prices and inventory levels showed only modest changes from April, and most key indicators held relatively consistent month over month. Rather than accelerating, the market appears to have settled into a stable summer rhythm.
Typically, the two counties tend to move in lockstep, but this month tells a slightly different story. St. Johns County appears to have found its summer stride earlier in the season- with the number of pending homes slightly down in May- while Duval County is now catching up and showing renewed activity. The result is a more balanced and active market across Northeast Florida as we move further into the summer months.

| The 30-year fixed-rate mortgage decreased to 6.48% this week. With mortgage rates in the mid-6% range and income growth outpacing home price growth, housing affordability is marginally improving.
The 30-year fixed-rate mortgage averaged 6.48% as of June 4, 2026, down from last week when it averaged 6.53%. A year ago at this time, the 30-year FRM averaged 6.85%.
The 15-year fixed-rate mortgage averaged 5.79%, down from last week when it averaged 5.87%. A year ago at this time, the 15-year FRM averaged 5.99%.
