April showers brings May flowers. Or, in this case, more inventory! Our local stats for May are showing a 28% increase in Active inventory from April and which is more than DOUBLE what it was in May 2023. Double the active inventory from this time last year. Wow. Pending Sales are down 23% from April and Closed Sales staying flat. If you have been reading my market stats overview over the last 6-8 months I've mentioned every month that with the way these numbers are heading with the interest rates in upper 6's - low 7's that something will have to give - that "something" now appears to be home prices. We are starting to see the effects and sales prices seem to be headed down in most cases. Buyer demand remains but buyers have many options and those home sellers who are asking prices from 6 months ago are having to make price adjustments. The active agents in Northeast Florida are still busy selling which means the market is still strong but with time comes change. There are always opportunities for both Buyers and Sellers.

Mortgage rates fell for the third straight week following signs of cooling inflation and market expectations of a future Fed rate cut. These lower mortgage rates coupled with the gradually improving housing supply bodes well for the housing market. The Lane's have been busier than ever this past month. Running around with our hair on fire but all in great ways! Here's what's been happening..
Big Congratulations to Marion for being promoted to Director with PWC. So proud and so well deserved. She's still enjoying maternity leave and will re-enter with the exciting new role in late September.
Kids are out of school and have started new sports. Wesley has showcased his basketball skills with pinpoint accuracy for the hoop while also starting a new season of his beloved soccer. Ellie is joining her big brother on the field for her FIRST season of soccer and it is terribly adorable.
June 1st we celebrated my Granny's 100th Birthday surrounded by close family and friends. 100! Simply amazing her health and the positivity to which she appraches everyday.
We moved to Neptune Beach! The Lane's are new residents of Neptune Beach as of late May and we are absolutely loving it! We found a home that better suited our needs as a family. It has been a little stressful to say the least, in several ways, but once the kids said how much they loved the new house it took away so much of the worry and stress. July should bring more peace, calmness and normalcy as we begin to feel settled and back to routines.
