| | | | With a blink of an eye December has arrived. November stats are out and the stats are showing some very interesting insights into our local real estate market. In Duval County, Median Sales Price has increased. Prices are continuing a slight upward trend up 5% from October as interest rates have come down by roughly a whole point! Pending and Closed Sales are DOWN up to 20%! New listings have fallen by 1.5% since October with Active Listings increasing by 13%, meaning contracts have fall through and homes were put back on the market. This pace of sales now puts our months of supply of inventory at 3.9 nearing more of a balanced Buyer/Seller market. These new stats from November are quite interesting as we see an uptick in prices but a significant decline in Sales. Most in the industry are projecting prices to continue to stay strong while also predicting The FED to begin lowering interest rates in the Spring or Summer of 2024. However, it’s hard to look at these stats and not wonder how prices can hold steady or continue to rise while Sales are significantly declining. In my opinion, this is not sustainable and something has to give… FED lowering interest rates, jobs/wages increase, inflation continuing to lower along with a healthy economy… or prices will have to give. What will it be? (Hint: Likely rates but time will tell). There’s an opportunity in this market for everyone so make sure YOU are talking with your local expert on how to take advantage now. |
| | | | | | The 30-year fixed-rate mortgage averaged near 7 percent this week, down from nearly 7.80 percent just six weeks ago. When rates began to rapidly drop, purchase applications rebounded initially, but this improvement in demand diminished in the last week. Although these lower rates remain a welcome relief, it is clear they will have to further drop to more consistently reinvigorate demand. For more info click HERE! | | | December 14th is one of the most special days of the year. Wishing my wife Marion the most Happiest Birthday! Wesley, Ellie, Ethan and I love you so much! We should celebrate you everyday for everything you do for us but on this day we hope you feel the tremendous love we have for you! Congratulations to my brother Charlie and Taylor!! My nephew Archie Elliott Lane was born November 17th, 2023. So happy and proud of you both and can't wait to spend more and more time with him! Elf on the shelf has come to visit this year. In spite of my reluctancy, we have an elf. However, the kids do love it and we are making sure the elf, named Sneaky, is staying in-line and not causing much of a mess LOL.
