Market Stat Analysis
As we moved from June into July, both St. Johns and Duval counties showed the familiar signs of a mid-summer market slowdown. This is exactly what we expect to see this time of year.
Summer tends to bring a shift in activity as families settle into their routines, prepare for a new school year, and take a little time away from the real estate market. That seasonal shift can mean homes spend a bit more time on the market, while the pace of new listings begins to soften heading into August.
The important takeaway? This is a seasonal cycle. The numbers reflect the normal rhythm of the Northeast Florida real estate market and there are plenty of buyers and sellers still out there, just at a slower pace.
We're seeing that firsthand at the Willie Lane Group. We currently have six homes under contract, several active listings, and plenty of buyers still actively searching for their next home. There is still opportunity on both sides of the market—you just have to know where to look.
So while summer may bring a little more breathing room, real estate doesn't stop. We're still working, our clients are still moving, and we're always here when you're ready for what's next. |

The 30-year fixed-rate mortgage averaged 6.69% this week. While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.
The 30-year fixed-rate mortgage averaged 6.69% as of August 6, 2026, up from last week when it averaged 6.66%. A year ago at this time, the 30-year FRM averaged 6.63%.
The 15-year fixed-rate mortgage averaged 6.01%, down from last week when it averaged 6.04%. A year ago at this time, the 15-year FRM averaged 5.75%.

| Back to School!
Wesley has started the 2nd grade, Elliott in Kindergarten and Ethan in the 2's class. We are lucky the kiddos like school - no tears or whining or clinging - which makes it soooo much easier and enjoyable!
We had such a great summer break. We made our annual Lane Maine trip. This year we spent 10 days in Maine celebrating my 37th Birthday and America's 250th. We had so much fun together along with my Brother's family and Barney and Grandaddy E.
Marion probably won't love that I included this photo of her here but we were able to sneak out alone for dinner on my birthday and the laughs we shared made the day special for me. Love you.
Wesley's summer was completely full of camps and the first summer doing surf camp! He loved it and made me so happy and proud to see him surfing.
Elliott has started her first season of soccer with her buddy Kairo and seems to really like it so far.
Ethan got to hang alllll summer and live his best life. Lots of swimming in the pool.
